Derrick Tate, MSc FRICS

Thirty years working in and around facilities management, including two decades advising boards, CFOs and corporate real estate leaders on strategy, operating models and the commercial decisions that shape performance for years afterwards. I founded Altrion Advisory to bring that judgement directly to clients, without the conflicts that can come with a larger advisory model.

Background

Where the judgement comes from

  1. Now

    Founder, Altrion Advisory

    An independent practice focused on one thing: providing strategic judgement on FM and operational infrastructure decisions that matter.

    No tender management. No implementation arm. No supplier relationships to protect.

    I advise on FM strategy and commercial models, workplace and real estate strategy, and commercial due diligence in the FM sector.

  2. 2025 – 2026

    Executive Director, EMEA Head of Consulting, JLL

    Led JLL's EMEA Consulting practice, advising C-suite and corporate real estate executives across global banking, energy, life sciences and technology organisations. My work covered FM strategy and transformation, portfolio and workplace strategy, and CRE organisation design. I also served on the Work Dynamics EMEA Board and the Global Portfolio Services leadership team.

  3. 2011 – 2025

    Managing Director, Real Estate Lead Advisory, PwC

    Fourteen years at PwC, latterly as a Managing Director leading the occupier side of the Real Estate Advisory practice. I advised corporate and public-sector clients on strategic, operational and commercial decisions across real estate and FM.

  4. PwC — the work

    Operating models, outsourcing and commercial negotiation at scale

    I led engagements across the FM and real estate operations lifecycle, from strategy and target operating models through outsourcing, transformation and commercial negotiation.

    The work included global operating models, major FM transformations and procurements, maintenance strategies and operating-model redesign, and the renegotiation of significant FM contracts across the UK and internationally.

    I also advised private equity investors on commercial and vendor due diligence for FM transactions, testing service platforms, delivery models, margins, technology and integration assumptions.

  5. Earlier career

    From the client side and the front line

    I started my consulting career at IBM, advising transformation programmes for public sector and outsourcing clients. Before that I was Head of Property at the Competition Commission.

    Earlier still, in the 1990s, I ran logistics for emergency aid operations in Afghanistan, Chechnya, Sierra Leone, Liberia, Sudan, Somalia and Kenya.

    In my twenties, I was responsible for logistics, property, security, transport and supplies in some of the world's most challenging and unpredictable environments. It taught me to make consequential decisions with incomplete information, stay calm when circumstances changed and focus on what mattered when it mattered the most.

    Those lessons still shape how I advise clients today.

  6. Profession

    FRICS, and author of the RICS Global Code of Practice for FM Procurement

    MSc Facilities Management, University of Westminster. Fellow of the Royal Institution of Chartered Surveyors, and author of the global professional standard for how FM procurement should be conducted. Guest lecturer on UCL's MSc in Facility and Environment Management, regular conference speaker, and an active angel investor in real estate and workplace technology with a focus on carbon reduction.

  7. Beyond Advisory

    Endurance, preparation and judgement

    When I'm not advising clients, I'm usually training for my next endurance challenge. I've completed multiple marathons and ultra-marathons, including the Marathon des Sables, a multi-day race across the Sahara.

    For me, long-distance running is as much about preparation and judgement as physical endurance: knowing when to push, when to adapt and how to keep moving towards a long-term objective.

Philosophy

How I think about advice

Decisions, not deliverables

The value of advice is measured by the quality of the decision it produces, not the weight of the document that accompanies it.

Independence has to be structural

An adviser with a service to sell downstream cannot give a genuinely neutral answer to the question of whether to proceed. Removing that interest is the only reliable safeguard.

Judgement over headcount

Large teams produce volume. High-consequence decisions need a senior practitioner who has sat on both sides of the table and will say plainly what they think.

Say the unwelcome thing

If the plan is sound, you will hear that and the engagement ends. If it is not, you will hear that before the process builds momentum.

Because the quality of FM outcomes is determined by the quality of FM decisions.
